While a primary source of home grant money continues to come from the federal government, many programs are also sponsored by cities and counties to attract home buyers into their municipality. Cities and counties want more people living in the area because it supports their revenue from utilities, local merchant’s sales and property taxes. Several cities and counties have home grant programs available. The trick is which ones are available and which one fits your needs?
Who Qualifies for Housing Grants?
Housing grants can be used for a wide range of people with a wide range of needs: from first-time home buyers to those who have owned homes in the past or for those who maybe interested in seniors-only communities. Grants exist for families, multi generation-member households, and even single individuals or friends going in together on a home.
What is needed to qualify?
INCOME: Most people will qualify if their household income or combined income with co-borrower(s) is at least $60,000 gross per year (Before taxes). Some areas could be lower.
CREDIT: Most grant or no money down programs require at least 2 of the 3 credit scores per individual to be over 620 (Example: 1=632, 2=621, 3=615) The Middle score is your "Mortgage Score" & mortgage scores can vary from what you might see on other credit reports.
DEBT: Keep your debts low. The lower the better. Less than 10% of your gross income in preferred but there are many factors that can affect borrowing capability.
